Close on Your New Home from Anywhere: Don't Cancel That Closing!

Imagine this: You’ve finally found your dream home, but the closing date lands smack in the middle of your long-awaited vacation. Your heart sinks. Do you cut your trip short? Spend hours hunting for a local notary in an unfamiliar city? Or, if you're local, do you really want to spend 30 minutes battling traffic to get to the title company, spend an hour at the table hand-signing a mountain of paper, and then drive back?

Skip the traditional closing for a virtual closing
Traditional Closing

With traditional mortgage lenders, this stressful scenario is all too common. But at Simplicity Mortgage, we believe the final step to homeownership should be simple, seamless, and flexible.

That’s why we partner with cutting-edge lenders who harness modern digital technology to bring closing options directly to you. Depending on your needs and program eligibility, we offer 3 flexible ways to close on your home purchase.

Virtual closings make for a great homebuying experience with Simplicity Mortgage
Virtual Closing

1. Virtual Closing (Full eClose)

The most efficient and flexible option.

Want to close on your new home without ever leaving your couch—or your beach chair? With a Virtual Full eClose, every document is signed electronically within a secure, encrypted online platform.

  • How it works: You’ll join a brief virtual video conference with a notary to verify your identity and eSign your documents, including eligible Notes and notarized paperwork.

  • The Big Benefit: No driving, no physical paper stacks, and no in-person visits required. As long as you have a stable internet connection and a camera-enabled smartphone, tablet, or laptop, you can close from anywhere in the world.

2. Hybrid Closing (Part Electronic, Part In-Person)

The best of both worlds.

If full eClosing isn't available for your specific loan type or you prefer having a title agent answer final questions in person, a Hybrid Closing is the perfect middle ground.

Most non-notarized documents are eSigned ahead of time in your portal, while key legal documents (like notarized forms or paper Notes) are printed and signed in person with a notary.

Depending on how your Note is structured, hybrid closings fall into two categories:

  • Hybrid with eNote: Your Note is included in the digital package and eSigned online. Only the notarized documents (and specific state/FHA forms) are wet-signed in person.

  • Hybrid with Paper Note: The Note and notarized documents are printed for wet signatures, while all remaining paperwork is completed digitally ahead of time.

  • The Big Benefit: Because you review and eSign the majority of the paperwork before meeting, the in-person portion usually takes around 5 minutes. It drastically cuts down time at the closing table while still giving you face-to-face support.

3. Traditional In-Person Closing

The classic face-to-face experience.

For buyers who prefer the traditional route, the full in-person closing remains an option.

  • How it works: Every document—notarized and non-notarized—is printed out in a physical packet. You’ll sit down face-to-face with a settlement agent, notary, or title representative to "wet-sign" each page by hand.

  • Consideration: While straightforward, this method requires the most time and logistics, as you’ll need to review and sign a substantial stack of paper in person.
